What is your flat worth today?

Pick your block and level. Flatworth reads every resale and rental HDB has registered around it and gives you three figures for a sale and three for a lease, with the transactions behind each one.

How the figures are made

Flatworth values a flat the way a valuer does: by direct comparison. It gathers the resales HDB has registered for the same flat type in your block, in blocks within 500 metres, and across your town, and restates each one to today and to your flat.

Each sale is brought forward with the town's own monthly price level for your flat type, then adjusted for the difference in storey, floor area and remaining lease. The size of each adjustment is fitted from the last 24 months of sales in your town and held within published ranges (about 0.2 to 1.2 percent a storey, 0.2 to 2 percent a lease year), so a thin month cannot produce a wild figure.

The three figures are the weighted 25th, 50th and 75th percentiles of those restated sales. Sales in your block count fully, nearby blocks a little more than half, the town a fifth; recent sales count more than old ones. Rentals follow the same path on HDB's rental approvals, restated for time only, because the rental record carries no storey or size.

These are indications from public records, not an HDB valuation. HDB's valuation is issued by an appointed valuer after an Option to Purchase is granted, and it may differ.
